Buying Process

All foreigners must acquire an Alien Landholding License before receiving the title deed. It's not a problem if you don't have a criminal record - just takes time. Up to now we've recommneded to people to wait until we break ground before starting the process but it's up to them.

Most lawyers charge 3-5% of value. Our lawyer has given us (for our

clients) a quote of 4800 GBP for doing this and other required legal "stuff" (does not include ALL application & license fees).

Before you own property it's almost impossible to get citizenship, after you acquire property it's easier....

 

Also, if they form a St. Lucia company there are additional tax benefits.

Planning Permission

 

ICC have preliminary planning permission from January 2006 (all that's missing is re-stamping it again once title is transferred).

Surveying the land is required (no official survey exists + we must subdivide the land) and the existing "road" is just a cut in the topography and has no relationship to anything on the map.

 

We hope to have the title transferred and registered to us by the end of August at the latest (unfortunately I can't give you a date at this time)

 

Beaches

 

Atlantic beach is 1 km away, it's a beautiful beach, can be accessed by foot, but isn't yet listed for public use (that's supposed to happen sometime next year). Caribbean beaches are about 3.5 km away, they are "swimming becahes".

Roads will be "proper" asphalt roads with sidewalks and night lighting.

Access

Where it shows private access to the inner plots what are the implications for the plots that sits either in front or behind in terms of third party access rights?

Basically the private access roads are to allow vehicular access to those lots.

Third party acess - I wouldn't count on that as some people may fence their properties.

 

Provisions

Availability of “normal” provisions (Foods that one might be able to buy in the UK) Julian’s Supermarket  & JQ’s Supermarket are the two leading chains with island wide outlets. At Rodney Bay both are open seven days a week. I don’t know the exact English products but if anywhere will offer them the above supermarkets will. You will be happy to know that St Lucia is one of the few Caribbean Islands that don’t have a McDonalds or KFC ect it is completely unspoilt by major chains.

 

Attitude

Attitude of locals towards alcohol consumption, Most St Lucian’s are Roman Catholic therefore Alcohol is allowed and served throughout the Island. ( See Brochure for recommended restaurants).

 

Climate:-

The Climate is Tropical with Temperatures ranging from the mid seventies to mid eighties. During the hotter time of year (June TO August) temperatures will be amongst the mid nineties. There is a cool constant trade wind which keeps things comfortable. Average Rainfall ranges from 60 inches in the coastal regions to 160 inches in the interior rain forests. The Rainey season is from June – October.  

-General sunshine An average of 8-9 hours of sun daily

-Periods with high “Bug” infestations (mosquitoes etc) Like most Caribbean Islands unless you are in the Rain Forest you shouldn’t expect a huge infestation.

 

 

Getting to St Lucia

-Regularity/reliability of flights Most Flights from the UK leave from Gatwick airport to St Lucia , in addition BWIA now fly from LHR and BMI have also started a direct service from Manchester and hopes to double the number of flights in the future. During Peak Season a number of tour operators fly weekly between UK and St Lucia

 

-Need for connecting internal flight/other transport to get to destination It may work out cheaper to fly to Barbados and then across to St Lucia. Taxies are the most Popular way of getting around. Before you hire a taxi settle on a price . In St Lucia they drive on the left.

-Total length of journey from UK airport to destination 8 Hours from UK To St Lucia. Bay View 15 Mins drive from Virgie Airport.

Medical:-

Quality of local medical care – emergenciesFor an ambulance in St. Lucia, call 911.

Medical care is limited. There are two public hospitals: Victoria Hospital in Castries, which is supported by the government, and St Jude's Hospital in Vieux Fort, which is a charity hospital run by the Sisters of Mercy. There is also a private centre called Tapion Hospital, which offers dialysis facilities in addition to a limited range of other services. Travel health services are provided by the Travel Clinic. There is no hyperbaric chamber on St. Lucia. Divers requiring treatment for decompression illness will need to be evacuated from the island. Most doctors and hospitals will expect payment in cash, regardless of whether you have travel health insurance. Serious medical problems will require air evacuation to a country with state-of-the-art medical facilities. EHIC card holders are entitled to emergency medical treatment in the case of evacuation to Martinique, on the same terms as Martinique nationals, of which 70 percent of the costs can be reclaimed.

Local banking situation Banks are open Mon-Fri they are closed on weekends and holidays, However the Bank of St Lucia & The First National Bank are open Sat mornings . Most major credit cards are accepted and all ATM Machines on the island distribute Eastern Caribbean Dollars.
